Pre-Purchase Building Inspection Agreement & Terms.

Important Information Before Booking

​

A Core Property Services pre-purchase building inspection is a visual, non-invasive inspection of reasonably accessible areas of the property at the time of inspection.

The purpose of the inspection is to identify observable defects, significant concerns and signs of deterioration within the agreed scope of the inspection.

Areas that are concealed, inaccessible, unsafe, obstructed or otherwise not reasonably accessible cannot be inspected and may contain defects or other issues that are not identified.

A building inspection cannot identify every defect or future problem with a property and is not a guarantee, warranty or certification that the property is free from defects.

The inspection does not include destructive investigation, dismantling of building components or specialist testing unless specifically agreed in writing.

Where an issue is identified that may require specialist assessment, we may recommend further investigation by an appropriately qualified professional.

The inspection report reflects the condition of the property at the date and time of the inspection only.

Your Responsibilities

​

Before booking, please ensure that:

  • Accurate property and contact details are provided.

  • Reasonable access to the property will be available at the scheduled inspection time.

  • The selling agent or property owner is aware of and has authorised access for the inspection.

  • You have read and understood the Core Property Services Pre-Purchase Building Inspection Agreement & Terms.

 

Pest & Timber Pest Observations

Any observations relating to pests or timber pests made during a building inspection are provided on an advice-only basis and do not constitute a dedicated timber pest inspection.

Where evidence or signs of timber pests are observed, we may recommend further investigation by an appropriately qualified pest or timber pest professional.

While Core Property Services can provide general observations and rectification advice where appropriate, the building inspection is not intended to provide a comprehensive assessment of timber pest activity, concealed damage or the extent of any infestation.

Your Due Diligence

​

A pre-purchase building inspection should form part of your broader property due diligence.

Consumer, Building and Occupational Services (CBOS) recommends that purchasers obtain a pre-purchase inspection before buying and consider the inspector's qualifications, experience and competencies.

You should also consider obtaining any additional reports or specialist assessments that may be appropriate for the property and your circumstances.

 

Booking & Payment

​

By submitting a booking, you are requesting and agreeing to engage Core Property Services to carry out the selected inspection service at the nominated property.

Payment is not required at the time of booking. An invoice will be issued following the booking and is payable in accordance with the payment terms stated on the invoice.

If reasonable access to the property is not available at the scheduled inspection time, or the inspection cannot proceed for reasons outside the control of Core Property Services, additional fees may apply for a return visit where applicable.

By ticking the acceptance box and proceeding with your booking, you acknowledge that you have read and understood the above information and the Core Property Services Pre-Purchase Building Inspection Agreement & Terms, and agree to the inspection scope, limitations, booking conditions and payment terms.
